Why Do Potholes Keep Coming Back?
Water is one of the biggest threats to asphalt. Once it enters through cracks or damaged pavement, it can reach the base underneath the surface. A weakened base no longer supports traffic as well, allowing the asphalt to flex, crack, and eventually break apart.
Traffic also plays a major role. Parking lot entrances, delivery areas, turning lanes, and other heavily traveled sections experience more stress than standard parking spaces. A repair that doesn’t account for the conditions causing the damage may only provide a temporary improvement.
Drainage problems can make repeat failures even more likely. Standing water or runoff that repeatedly collects in the same area can continue weakening the pavement, even after the pothole itself has been filled.
A Proper Repair Starts Below the Surface
Effective pothole repair is not simply about filling an opening with new asphalt. The damaged area should be evaluated to determine how far the deterioration extends and whether the underlying base remains stable.
Loose and failed material may need to be removed before new asphalt is placed and properly compacted. If the base underneath has deteriorated, repairing that foundation may also be necessary. Otherwise, the new patch is being placed over the same weakness that caused the original failure.
Know When Patching Is the Right Solution
Asphalt patching can be a practical and cost effective choice when damage is limited to specific areas and the surrounding pavement remains structurally sound. When potholes and widespread cracking appear throughout a parking lot, however, repeated patches may no longer be the best investment. An overlay or more extensive repaving may provide better long term value.
